Roho Rest House Rental Agreement

Property: Roho Rest House, San Pedro, Belize
Owner/Host: Michelle Majors, Roho, LLC, Majors Leadership Group
Guest(s): Up to 4 total guests (1 Primary Guest + up to 3 Additional Guests)

1. Liability Waiver

Guest agrees that Michelle Majors, Roho, LLC, Majors Leadership Group, Buy Belize, and staff are not liable for
accidents, injuries, illnesses, or losses sustained while on or around the property. Guest assumes all
responsibility for their own safety and that of their invitees.

2. Damages & Responsibility

Each guest is financially responsible for their own actions, including any damage, breakage, theft, or loss they
cause. The Primary Guest accepts overall responsibility for ensuring compliance with this Agreement by all
members of their party.

3. Developing Country Conditions

Guest acknowledges that Belize is a developing country and occasional power outages, water shortages, internet
interruptions, or construction noise may occur. No refunds or discounts will be given for such occurrences.

4. House Rules

Maximum of 4 guests per reservation (including the Primary Guest).
- No parties, events, or unregistered guests without prior approval.
- No smoking inside the property.
- No pets unless pre-approved in writing.
- Quiet hours: 10:00 PM – 7:00 AM.

5. Indemnification

Guest agrees to indemnify and hold harmless Owner/Host from any claims, liabilities, damages, or expenses
arising from Guest’s use of the property.

6. Governing Law

This Agreement is governed by the laws of Belize.

7. Party Responsibility

The Primary Guest signing below represents that they are authorized to agree to these terms on behalf of all
guests listed under this reservation. While the Primary Guest is the point of contact for the booking, each guest
listed is personally responsible for their own actions, conduct, and financial obligations during the stay.

8. Eviction for Rule Violations

The Owner/Host reserves the right to terminate this Agreement and evict the Guest(s) without refund if any of the
following occur:
- Exceeding the maximum occupancy (4 guests).
- Hosting unauthorized parties, events, or unregistered guests.
- Engaging in illegal activity or disturbing the peace.
- Smoking inside the property or damaging the premises.
- Failure to comply with house rules or this Agreement.

In the event of eviction, all monies paid will be forfeited, and Guests remain responsible for any additional
damages or costs incurred.

9. Standard Terms

- Check-in/Check-out: Guests must adhere to agreed check-in and check-out times unless otherwise approved.
- No Subletting: Guests may not assign or sublet the property.
- Right of Entry: Owner/Host or staff may enter the property with prior notice, or immediately in case of emergency, necessary repairs, or suspected violations of this Agreement.
- Severability: If any provision of this Agreement is found unenforceable, the remaining provisions shall remain in full effect.
- Entire Agreement: This document constitutes the entire agreement between Owner/Host and Guest. No verbal promises or side agreements are binding.
